Purchasing your first home can be a very difficult decision. To know where, when and how to begin the search can be intimidating when so much is at stake.

By taking three distinct steps the process can be made easier and with less chance of making the wrong choice. First is contemplation, second is comparison and lastly is your commitment.

Contemplate the proposed purchase. Are you financially, psychologically and emotionally ready to own a new home? Your banker will undoubtedly be your choice in getting the financial issue resolved, but only you can decide if you are truly ready for the responsibilities of home ownership.

The second step is comparison. Compare builders and the quality of their work. Compare designs and architecture but be very careful when comparing price. There are so many components in a home and each component has it's own value, it's own quality, and subsequently, it's own price. Some builders will choose to use the cheapest products available on the market and some will choose to use upgraded products. Although the initial purchase price is more, the upgraded model will likely be the better choice for the long term and actually be cheaper over the long term simply due to it's life expectancy. Prioritize what you want in a home. A square box and a larger square footage or an architectural gem and a smaller square footage.

As for the features you wish to have, we at Amron always suggest that you make a detailed "wish list" in order of priority. Include things like the number of bedrooms and bathrooms, location, having a garage or main floor laundry, air conditioning, etc. Then continue and detail the architectural features you wish like vaults, plant ledges, niches, unique designs, lighting and other specialties. These items make your home unique and personalize it.

The final and most intimidating step for the first time buyer is making the commitment. Trust your instincts and do it. Everyone knows real estate is the best investment anyone can make.
